What Is a Gas Safety Certificate and Why Do You Need One in Scotland?

6 June 2025

If you're a landlord in Glasgow, having a valid Gas Safety Certificate is a legal requirement. But even homeowners can benefit from regular checks. At Gas Guardian Ltd, we make it simple to get your certificate and stay safe.

What Is a Gas Safety Certificate?

Also known as a CP12, a Gas Safety Certificate proves that a registered engineer has inspected your gas appliances and confirmed they're safe to use. It covers your boiler, gas hob, gas fires, and any other gas appliance in the property.

Legal Requirements for Landlords

Under UK law, landlords must:

  • Arrange a gas safety check every 12 months
  • Use a Gas Safe registered engineer
  • Provide tenants with a copy of the certificate within 28 days
  • Keep records for at least two years

Failing to comply can result in fines or more serious legal action.

Should Homeowners Get One?

While not legally required, it's a smart way to protect your household from gas leaks or carbon monoxide risks. It's especially useful if you've just moved into a new home or haven't had your system checked in a while.

Our Process

At Gas Guardian Ltd, our Glasgow-based engineers carry out:
