Landlord Gas Safety Certificates in Glasgow

Landlords in Scotland are legally required to have every gas appliance in a rental property checked annually by a Gas Safe registered engineer. We issue CP12 gas safety certificates for landlords across Glasgow and surrounding areas. Our visit is a combined offer: a boiler service and landlord gas safety certificate completed in one visit for £89 — £89 includes one boiler service and the landlord gas safety certificate covering that boiler. Additional gas hobs or fires checked are £15 per appliance. No VAT is charged.

Your legal responsibilities as a landlord

Under the Gas Safety (Installation and Use) Regulations 1998, you must ensure all gas appliances, flues and pipework in a rental property are maintained in a safe condition and checked every 12 months by a Gas Safe registered engineer. You must also provide a copy of the CP12 certificate to your tenant before they move in, and within 28 days of each annual check.

Failing to comply can result in invalid insurance, prosecution and risk to your tenants. We make compliance straightforward — one appointment, one certificate, properly filed.

What the CP12 inspection covers

Our Gas Safe engineer inspects every gas appliance in the property — boiler, gas fire, cooker, water heater — and checks the gas pipework and flues. We test for safe operation, adequate ventilation and correct combustion. If an appliance fails, we document the fault and can carry out the repair or make the appliance safe.

  • Boiler safety inspection and flue check
  • Gas fire and cooker inspection (if applicable)
  • Gas pipework leak test
  • Combustion and ventilation assessment
  • CP12 certificate issued on the day
  • Digital copy for your records and tenant notification

One combined visit, one £89 package

Our CP12 visit is one combined package, not a separate certificate charge. £89 includes one boiler service and the landlord gas safety certificate covering that boiler, both completed in a single visit. Additional gas hobs or fires checked are £15 per appliance. No VAT is charged on any of our gas work.

If you ever need a certificate without a service, let us know when you enquire — a standalone CP12-only price is not yet published, and we will confirm it before booking.
